Every payment a tenant makes is either scanned through the Inbox or recorded manually here. Payments don’t auto-apply to invoices — you choose which invoices they pay down, which gives you control over edge cases like overpayments and split months.

Recording a payment

Scanned rent checks create the payment automatically on approval. For anything else — Zelle, cash, ACH, Venmo — use Add Payment on the Payments page. Fill in tenant, amount, date, method (Check, Cash, Money Order, Zelle, ACH, Credit Card), check number if any, and a memo. Attach a file (screenshot, receipt) if you want it stored against the record. Attached files on manual payments go straight to the tenant’s rent-checks folder — no AI step.

Applying to invoices

Open a payment and click Apply to Invoice. Pick an invoice from the tenant’s open invoices; the dropdown shows each with its period and remaining balance. The amount defaults to the lesser of the payment’s unapplied amount or the invoice’s balance. A single payment can be split across multiple invoices. Apply as many times as you need until the payment’s Unapplied amount reaches zero. To undo an application, open the invoice and click Remove on the line in Payments Applied.

Credits

Credits reduce what a tenant owes without being a payment. Zeno creates them two ways:
  1. Overpayments — when a payment exceeds the invoice balance, the extra becomes a credit automatically.
  2. Credit memos — manually issued for rent concessions, error corrections, refunds, late-fee waivers, or goodwill.

Creating a credit memo

New Credit Memo under Rental. Select the tenant, enter the amount, pick a reason, and save. The memo has the same lifecycle as an invoice: Draft → Issued → Partial → Paid → Void. Only drafts can be deleted.

Applying a credit

From the credit memo detail page, click Apply. Select one or more open invoices and split the credit across them. As the memo is applied, its status moves from Issued → Partial → Paid. Credits and payments are interchangeable on the invoice side — both reduce the balance and show in the invoice’s application history.

Payment plans (stipulations)

For tenants with arrears or court-ordered payment schedules, use + Add payment plan in the tenant’s Eviction section. See Properties & Tenants.

QuickBooks

Payments sync to QuickBooks as Receive Payment transactions once the tenant is linked. Edits to a synced payment — date, check number, memo, method, or invoice applications — queue automatically for the next Web Connector cycle. See QuickBooks Integration.
