Rent invoices bill tenants for a billing period. They can be created one at a time or generated in batch for every active tenant. Every invoice moves through the same document lifecycle: Draft → Issued → Partial → Paid → Void.

Anatomy of an invoice

  • Invoice Number — e.g. A-001-2602 (property prefix, sequence, year-month)
  • Tenant and Period
  • Due Date
  • Line Items — rent, late fees, utilities, credits, other
  • Status — where it is in the lifecycle

Creating one

Create Invoice from the Invoices page (the Receive Payment button next to it jumps to the payment-entry flow instead). Pick the tenant; Zeno auto-fills the rent amount using, in order of priority:
  1. A rent escalation scheduled for this period, if any
  2. The tenant’s preferred rent, if set
  3. The monthly rent from the tenant’s most recent lease
Set the period and due date, add extras (late fees, utilities, credits), and save.
Invoices keep generating after a lease’s end date. Billing only stops when the tenant’s status changes to Moved Out — this is what lets leases renew without a gap.
Batch invoice generation across every active tenant is not currently exposed in the UI — create invoices one at a time, or contact support if you need a monthly bulk run.

Line items

  • Rent — monthly rent charges
  • Late Fee
  • Utility — water, electric, gas, etc.
  • Credit — negative amount, reduces the balance
  • Other
Add, edit, or delete line items from the invoice detail page. The balance recalculates as you go.

Posting and editing

Most invoices post automatically on save. They stay directly editable until a payment is applied — once a payment posts, the invoice becomes read-only.
  • Draft / Issued (no payments) — fully editable.
  • Partial / Paid — read-only. To change a posted invoice that has payments against it, remove the payment applications first (from the invoice’s Payments Applied section), edit, then re-apply.
Void cancels an invoice. You can only void an invoice with no payments applied — remove the applications first.

Applying payments and credits

Payments and credits apply to invoices from the payment or credit detail page. The invoice shows every application in its Payments Applied and Credits Applied sections, with a running Balance Due.

Filtering the list

The Invoices page filters by property, tenant, status, and date range. The header summary shows total count and combined balance due for the current filter.

QuickBooks

Invoices sync to QuickBooks Desktop when the tenant is linked to a QB customer. Status icons on each row indicate the sync state. See QuickBooks Integration.
