Unit sales, milestone-based buyer payments, and project vendor management.
The Development module tracks real-estate development projects end to end: buyers on one side, vendors on the other, the construction schedule in between.
Add Project captures Name, Address, and an optional Base Path for documents. The project dashboard summarizes total buyers, units sold, collected to date, and balance due.Project status: Active, Completed, On Hold.
Milestones are phases (Foundation Complete, Shell, Plumbing, C of O, Closing, etc.). Add them in the project page’s Milestones section with a Name and Sequence. When you mark a milestone complete, any payment schedule item linked to it becomes due automatically.
Sometimes a buyer pays through an LLC or another entity. Payer Entities on the buyer’s detail page track those relationships so the payment appears under the right buyer even when the name on the check is different.
A Unit Sale represents selling one or more specific units to a buyer.Fields: Unit Designations (“2R + 2L”), Purchase Price, Contract Price, Amended Price, Additional Charges, Contract Date, Notes. Total Due = Amended Price (or Contract Price if no amendment) + Additional Charges.
Each unit sale has a schedule. A schedule item has a description (“At Contract Signing”), an amount, and either a fixed due date or a linked milestone.Status: Pending, Due, Partial, Paid.Linking to a milestone means the item activates the moment the milestone is marked complete — payment requests line up with the construction timeline.
Add Payment from Development → Payments or from a unit sale. Record amount, date, method (Check, Wire, Cash), reference, payer entity, destination, and which schedule item it applies to.Status: Cleared, Pending, Bounced, Replaced.
If a check bounces, open the payment and click Mark as Bounced. The payment stops counting toward the buyer’s balance; any linked schedule item reverts to Due. A [BOUNCED] note is appended to the audit record.Use Replace (not just “add a new payment”) to link the new payment to the bounced one. The original’s status becomes Replaced and the trail stays intact.
Only Cleared payments can be marked bounced. For a payment that came in as Pending and never cleared, delete it.
Contracts, promissory notes, mortgages, plans, and emails attach to a buyer, unit sale, or project. Types: Shtar, Contract, Amendment, Receipt, Other. Mark each as Unsigned, Signed, or Pending Signature.
New Vendor Credit captures vendor, amount, date. From the credit detail page, Apply lets you apply it against one or more of the vendor’s bills. Status: Open → Partial → Closed. Only drafts with zero applications can be deleted.
Scanned vendor documents land in the Inbox and flow into the Development queue — where you confirm the extracted data and file the document as an estimate, bill, or contract on the right vendor.
