Setting up properties
Create each building in Properties, then add the units inside it. Unit records hold the folder paths Zeno uses for rent checks, leases, and eviction files. Add tenants from a unit page. A tenant can have an initial lease, future rent escalations, payment plans, attached documents, and eviction events. See Properties & Tenants for the full setup path.Billing tenants
Use Receivable to create rent invoices, one tenant at a time. Invoice amounts come from the tenant’s rent escalation, preferred rent, or latest lease amount. Once an invoice is issued, edits go through Amend so the ledger keeps an audit trail. See Invoices for invoice fields and amendments.Recording payments and credits
Tenant payments can come from the Inbox when you scan rent checks, or from manual entry for Zelle, cash, ACH, credit card, money order, or check. Open the payment to apply it to one or more invoices. Credits reduce a tenant balance without recording new cash. Use credit memos for concessions, error corrections, refunds, late-fee waivers, and similar adjustments. See Payments & Credits for applications, overpayments, and credit memos.Paying vendors
Use Vendors for supers, plumbers, landscapers, and other rental payees. Their bills live under Payable and can be created manually or from an approved Inbox document. Rental bills and payments post to Books like the rest of Zeno. Use Reports for property statements, rent roll, payment reports, invoice reports, and rental aging.Working with documents
Rental files are searchable from Document Center, reached from More → Documents. Filter it to the Rental module for the rental-only view. Send rent checks, leases, bills, and other files through the Inbox when you want Zeno to route them to the right rental record during review.Settings
