The next major release of Zeno is a direct line to your tenants: rent payments, maintenance requests, and lease renewals, in a portal connected to the platform you already use.

Here’s what’s coming.

Online rent payments

Tenants log in, see their current balance and payment history, and pay rent by ACH or card. Payments post straight into Zeno’s ledger and apply to open invoices automatically. There’s no end-of-day file to import and no spreadsheet to reconcile. A tenant pays at 10 pm on the 1st, and the receipt shows up in your dashboard the same moment.

Behind the scenes:

  • ACH and card acceptance through a single payment processor
  • Auto-application to oldest open invoice first, or to rules you configure
  • Per-property or per-unit payment pages if you want branded URLs
  • Convenience fees, optional and configurable
  • A full audit trail from tenant click to ledger post

Checks don’t go away. Zelle, Venmo, and other off-platform methods stay exactly the way they work today. The portal is an addition, not a replacement.

Maintenance requests

Tenants submit maintenance tickets with photos and notes. Each ticket becomes a task, pre-linked to the unit, pre-assigned to your superintendent or preferred vendor, with an SLA timer running.

  • Tenants see status updates as the ticket moves through the workflow
  • Photos and notes attach to the unit’s document center automatically
  • When you pay a vendor for the repair, the bill links to the original ticket, so the cost ties out to the request
  • Recurring categories such as HVAC, plumbing, and electrical roll up in dashboards, so you can see where maintenance spend concentrates

A ticket in a text thread or on a paper pad can be lost. A ticket that is a task has an owner, a timer, and a bill attached to it at the end.

Lease renewal workflow

Eighty days before a lease expires, Zeno drafts a renewal offer from your policy: flat renewal, an escalation schedule, or a market rate you enter. The tenant sees the offer in the portal with the new terms, the new rent, and any other changes spelled out.

They can:

  • Accept: the renewal is e-signed, the new lease lands in the unit’s file, and the escalation schedule updates
  • Decline: the lease expires on schedule and the unit flips to “vacancy pending”
  • Negotiate: back-and-forth in the portal until terms are agreed

The signed lease drops into the unit’s lease folder automatically. Nobody chases a signature on a paper form, and nobody keys the new rent amount in two places.

Also on the spring roadmap

In rough order:

  • Buyer portals for development projects, with payment schedule visibility, document downloads, and online payment for milestone installments
  • Subcontractor portals for contractor jobs, where vendors submit invoices, upload COIs and W-9s, and check payment status
  • Mobile apps for tenants and vendors, covering the same functionality natively

What changes on your side of the portal

The pitch for self-service portals is usually about tenant experience, and that’s part of it. The operational effect is on your month: rent that arrives without a phone call, maintenance tickets that can’t be misplaced, and lease paperwork that doesn’t get printed in triplicate. Each of those is a coordination job that comes off your desk.
