About Zeno

Zeno is a cloud operating platform with a real general ledger underneath it, purpose-built for the real estate industry. We serve property managers, real estate developers, and contractors who run multiple entities and have outgrown QuickBooks plus a spreadsheet. Run the platform yourself and keep your own bookkeeper, or have us run the books for you.

The platform owns the books: a fully compliant double-entry general ledger with audit trails, period close, and reconciliation controls. It also handles document capture, expense workflows, bank feeds, and module-specific operations (leases, draw schedules, job costing). For clients who need it, we sync outward to QuickBooks or Manager.io.

What we built

Three modules, one ledger:

  • Property management: rent invoicing, tenant ledgers, lease tracking, eviction workflow, owner reporting, and maintenance coordination
  • Development: buyer management, milestone payment schedules, contract documents, amendments, draw billing, and project P&L
  • Contractors: customer jobs, estimates, invoices, job costing, vendor bills, and subcontractor compliance

All three modules share the expense reporting workflow with bank feeds, AI receipt parsing, and approval queues. Tasks span modules, linking to a rental unit, a development buyer, or a contractor job, so the built-in tasks and operations replace a separate field-service or property-ops app. Invoices and statements go out white-labeled from your own domain, customers can pay by card, and every write goes through the same posting service, hits the same ledger, and leaves an audit trail.

Accounting integration

Zeno is the source of truth. Some clients choose to keep QuickBooks or Manager.io running downstream for a CPA, external reporting, or a parallel view. We sync outward either way:

  • QuickBooks Online: cloud, API-based sync
  • QuickBooks Desktop: local installation synced through our QB Connector; the company file never leaves the network
  • Manager.io: double-entry accounting, hosted by us or free on your desktop, with no vendor lock-in

Your data, your control

  • File Agent: store every document on your own machine or server; Zeno syncs metadata only
  • QB Connector: keeps your QuickBooks Desktop file local
  • Full export: your data exports cleanly at any time

Service options

Platform. Use Zeno as your operating platform and ledger. Core Financial starts at $249/month billed annually; Core plus one existing industry module starts at $399/month. There is no user cap, subject to reasonable-use terms.

Implementation and migration. We can migrate you off QuickBooks, reconcile the migration so it ties out, configure the platform, and connect bank feeds, email, and payments. This work is scoped separately where needed.

Custom modules. When the existing modules do not model what makes your operation different, custom module design and development starts at $25,000. We scope the records, workflow, approvals, documents, and reporting with you before quoting it.

Full-service bookkeeping. For the right fit, we run the books for you on Zeno, from day-to-day bookkeeping up through controller-level work. Available selectively; let’s talk about whether it fits.

Who builds Zeno

Zeno is built by accountants who code. Our background:

  • Graduate accounting training with focus on budgeting, controls, and financial analysis
  • Advanced Certified QuickBooks ProAdvisors in both Desktop and Online
  • Accountants who code: we write the software ourselves (FastAPI, React, PostgreSQL), so the books and the system that produces them are designed together, not glued together after the fact

Zeno came out of years of watching property managers, developers, and contractors fight the same battles with bookkeeping tools that weren't built for them. This is the system we wished existed.
