Manager.io: a free accounting option, hosted by us
An introduction to Manager.io, a full-featured accounting system we host as an alternative to QuickBooks.
Most people in the US haven’t heard of Manager.io. That’s a missed opportunity. It’s a full-featured, double-entry accounting system that’s been actively developed for over a decade, and the desktop version is completely free.
We offer Manager.io as one of three accounting integration options for Zeno organizations. Here’s why it deserves a closer look.
What Manager.io is
Manager.io is accounting software built by a small team in Australia. It handles everything you’d expect: chart of accounts, invoicing, bills, bank reconciliation, inventory, payroll, fixed assets, and full financial reporting.
The desktop version is free to download and use. No trial period, no feature limits, no license fees. You download it, install it, and you have a complete accounting system.
The catch: the free version is single-user and runs on your local machine. Multi-user access needs the server edition, which is where our hosting comes in.
Who it fits
We see three kinds of Zeno users:
QuickBooks Online users who want cloud access and are happy paying Intuit’s subscription fees.
QuickBooks Desktop users who prefer the desktop application and don’t need to access their books from anywhere.
Users who want something simpler and cheaper. This is where Manager.io fits.
For property managers with a handful of properties, small contractors, or developers tracking a single project, paying for QuickBooks may not make sense. Manager.io gives them double-entry accounting without the ongoing cost.
How our hosting works
We run Manager.io Server on our infrastructure. Your organization gets its own database, accessible through a web browser. Multiple users can access it simultaneously with role-based permissions.
Zeno integrates with your hosted Manager.io instance the same way it integrates with QuickBooks. Invoices, payments, and expenses flow from Zeno into Manager.io automatically. You get the same transaction queue, the same audit trail, and the same sync workflow.
The difference is the monthly cost. Manager.io hosting is significantly less than a QuickBooks subscription, and you’re not locked into Intuit’s ecosystem.
What Manager.io does well
Fewer clicks. The interface is straightforward and consistent. Operations that take three clicks in QuickBooks often take one.
Debits and credits you can see. It’s double-entry accounting with journal entries you can open, not a simplified system that hides the posting. If you understand accounting, you’ll feel at home.
Active development. The developer ships updates frequently, often multiple times per week. Bugs get fixed quickly, and new features appear regularly.
No vendor lock-in. Your data exports cleanly. If you outgrow Manager.io or want to move to something else, you’re not trapped.
The app marketplace it doesn’t have
Manager.io has nothing like the QuickBooks Online app marketplace. But that’s where we come in.
Zeno integrates with Manager.io just as deeply as it integrates with QuickBooks. Receipt scanning, expense workflows, invoice sync, and payment tracking all work the same way. We built the integration ourselves and we specialize in it.
For most real estate operations, you don’t need dozens of third-party apps. You need solid document handling, reliable sync to your books, and someone who knows the system. That’s what we provide.
If you’re looking to get out of the QuickBooks ecosystem, you’re welcome aboard.
Manager.io has no mobile app and no built-in payroll processing, though it tracks payroll you process elsewhere. If either is a requirement, QuickBooks may still be the right choice.
