Zeno started as a rental property management tool. It’s grown into a bookkeeping platform built for the real estate industry and the businesses that support it.
We now serve three verticals, each with its own module:
Property Management
The original module. Rent invoicing, payment tracking, tenant management, and maintenance coordination, all synced with your accounting system. Property managers get a complete rent cycle without dual-entry between systems.
Real Estate Development
Construction projects have different needs: buyer management, milestone-based payment schedules, unit sales tracking, and document management for contracts and promissory notes. The development module handles all of this with the same audit trail and accounting integration as the rental side.
Contractors
General contractors and subcontractors need job costing, customer management, and expense tracking. The contractor module provides this with the same receipt scanning, categorization, and accounting sync that property managers use for their expenses.
Three things the modules share
Expense reporting with bank feeds. All three modules share the same expense workflow. Upload receipts, let AI parse the details, match transactions against your bank feed, and approve for posting. One process works whether you’re tracking a repair bill for a rental property, a material receipt for a construction project, or an equipment purchase for a contracting job.
Tasks that link to your work. The task system spans all modules. A task can be linked to a rental unit, a property for sale, or a contractor job. Assign to team members, track progress, and keep everything connected to the underlying record.
Flexible accounting integration. Your books can live in QuickBooks Online, QuickBooks Desktop, or Manager.io hosted on our servers. We handle the sync, and you choose the accounting system that fits your operation.
We do the bookkeeping, too
Zeno is software and a bookkeeping service. The software handles document capture, parsing, categorization, and workflow. Our team handles review, reconciliation, and the judgment calls software can’t make on its own. Your books stay current without your team doing manual data entry or maintaining expertise in multiple accounting systems.
